East Park Community Development

The site consists of 545 acres with planned development zoning allowing 1100 residential units to be constructed in 7 phases. EED Serves as District Engineer and Engineer of record for the East Park Community Development District. EED developed the construction plans and permitted 5 of the phases consisting of 423 single family units, 53 three unit townhouses, community recreational areas, parks and bike trails. The construction plans included, all infrastructure improvements including 6 miles of roads, 5.1 miles of portable water mains, 4.4 miles of reuse water mains, 5.5 miles of gravity sanitary sewer, 1.4 miles of sanitary force, 3 lift stations and drainage. EED also obtained all construction permits including City of Orlando, South Florida Water Management District, Florida Department of Environmental Protection and the US Army Corps of Engineers.

Partin Groves

The Proposed development will consist of a 102-lot single-family residential subdivision, along with internal streets, pedestrian sidewalks, and two (2) stormwater wet detention facilities. The proposed stormwater facilities have been designed to treat and attenuate the rate of discharge generated by a 25yr/24hr storm event. The post-development design shall also accommodate the proposed widening of Conway Road. EED’s role was to prepare a preliminary subdivision plan and application, prepare final subdivision plans and submit to the City for review and approval, meet with the City of Orlando design engineers (Conway Road) to determine ingress/egress requirements onto Conway Road, prepare application for Driveway Connection to Conway Road. The scope included preparation and processing a Capacity Encumbrance Application through the City of Orlando (if required) to process the Driveway Connection Permit Application, prepare Environmental Resource Permit (ERP) Application for submittal to St. Johns River Water Management District, prepare for and attend all meetings including coordination with sub-consultants and provide construction administration services which include response to Contractor’s Request for Information (RFI), attend pre-construction conference, review and approve contractor’s shop drawings, review contractor as-builts, prepare record drawings and prepare final certifications for all permitting agencies.

Rock Springs Ridge Subdivision

The Rock Springs Ridge Subdivision consists of 1,342 acres with Planned Development (PD) Zoning allowing 1,320 Single Family Residential Units, 9 and 18 Hole Golf Courses. 

 

EED’s role was to develop a master conceptual drainage plan for the subdivision for review and approval by the Saint Johns River Water Management District (SJRWMD). As each phase of this project was constructed our work included the preparation of plans and permitting through the SJRWMD and the Florida Department of Environmental Protection.

 

Additional scope included construction plans, paving, drainage and utility plans, layout residential lots to ensure compatibility with the golf courses, digitize all streets, lots, and golf courses, develop a master utility plan (Water, Sewer and Reuse) which addresses lift station locations, forcemain sizing, fireflow requirements and treated effluent reuse lines, and designed and permitted the stormwater collection system for each phase of the project. Prepare a revised water use permit application, prepare and submit EN-50 semi-annual reports and coordinate with the Golf Design Group.   Perform Construction Administration Services including review of as-built drawings, response to requests for information, attend Pre- and Post construction meetings, coordination with City of Apopka.

The Enclave

The development of an 18.8 acre site, located on the west side of Hiawassee Road approximately ½ mile north of Silver Star Road, into a residential subdivision of 50 single-family lots. 

 

EED is responsible for permitting the project requires preparation and processing of a preliminary subdivision plan, capacity encumbrance application through Orange County, environmental resource permit application through Saint Johns River Water Management District, final engineering plan approval and Florida Department of Environmental Protection water and sewer permits.   Final engineering plans included the design and permitting of 2700 L.F. of roadway 3110 L.F. of gravity sanitary sewer, 660 L.F. of sanitary force main and 1lift station. Construction administration services include review of as-built drawings, response to requests for information, assist with bid/award documents, attend pre- and post construction meetings, perform site visits and provide substantial completion and final inspections.

Wetherbee Lakes Subdivision
Orange County, FL
 

The first phase includes 111 lots and a lift station and 12,385 LF (off-site) + 1440+ (on-site) LF of force main, and the Phase I Infrastructure.


EED's role was to analyze the approved primary and secondary drainage system design and calculations; Analyze the approved water distribution system and modify; Analyze the approved fire flow calculations and modify; Analyze the approved sanitary sewer system and modify; Analyze the 100 year flood compensating storage calculations; Design an outfall system to connect Phase I to Pond FA, and prepare submittals for OUC, Designed the potable water distribution system and sanitary sewer collection system to serve this development. SFWMD and FDEP. Provide construction administration services that include but are not limited to final construction documents, engineering reports, cost estimates, schedules and monitoring of all construction.
